For homes near the Tallahassee average, we should assume that pool homes are worth about $60K more. For homes below average, the pool is worth less than an additional $60K. The opposite is true for homes that are above average.
One can perform this same analysis locally to a specific area or home type, and it will yield different results that will guide a buyer (or seller) on the added value that specific pool brings to a sale.
NOTE: I've never seen another real estate agent perform this analysis, so you might have to work hard to find an expert in swimming pool valuations if you are outside of the Tallahassee real estate market.

This year, homes with a swim pool have appreciated nearly 12% through the writing of this report, suggesting they are on track to finish the year up around 17%. The final graph in today's post shows the estimated value increase one should expect to find in a home with a pool (versus a similar one without it).

To prepare this graph, we took 18 years of sales data from the <a href="https://www.manausa.com/idx/results/?searchtype=3" title="Search All Listings In The Multiple Listing Service In Tallahassee">Tallahassee MLS</a> and specifically chose homes that were fairly comparable by omitting ones that had features that would greatly impact the value.
We omitted new construction, lakefront homes, and homes on the golf course. Finally, we segmented the sales to homes with a swim pool and homes without a pool to compare the average sales price.
This graph is very useful when buying or selling a home with a pool, and it has been used to correct appraisals where the appraiser had undervalued the swim pool as a component of the home. Here's how to use the graph:
Right now, in September 2021, the additional value that a swimming pool adds to a home is averaging about $45K. So if you are involved in a transaction with a pool, you need to be able to apply this to the home in question.
First, you need to compare the home with the "average" home in Tallahassee. Right now, the average single-family detached home price is $316K, so if the home in question is near that price, then the pool should be valued at around $45K. If it is significantly higher, the pool should be valued above $45K. If the home is significantly lower, the pool should be valued at less than $45K. Make sure to check the appraisal to insure that the appraiser has made the appropriate adjustments to all homes without pools.
With today's low mortgage interest rates, this is likely the cheapest you will be able to buy a home with a pool at any time for the rest of your life. As I write this report, there are only 86 single-family detached homes for sale in Tallahassee that have swimming pools, and a whopping three-quarters of them are already under contract with buyers.
The ones that are truly available have a median price of $650,000, so if you want a pool at a price near half of that, you have to know about these homes BEFORE they hit the market and be ready for a brutal bidding war.

There is no doubt about it, a swimming pool adds value to a home.

The graph above was created from information taken from the Tallahassee Board of Realtors Multiple Listing Service (MLS). My goal was to find a relatively accurate measurement of how much a pool was worth in an average existing home sale.
To find this, I culled the information, removing new construction homes and homes on premium lots. I then took more than 18 years of this group of home sales and compared the average price of homes with pools to the average price of homes without pools.
Today, we've seen the average price differential for pool homes exceed the same for non-pool homes by about $45,000. So what exactly does this mean? Are pools worth $45K?
Not exactly. This means that the average home, with the average pool, is worth about $45K more than the average home with no pool. This would lead me to believe if you are looking at a home with a pool that is priced below the average pool-home price, then the pool likely has a value lower than $45K.
The opposite is true of course too. If you are looking at a luxury home with a pool, then you should know that the pool adds more than $45K in value.<br /><br />Statistical Information About Homes For Sale With Pools
How elusive is that home with a pool that you've always wanted?
Here are some stats that I found this morning:
Homes For Sale With Pools: 86
Median Price: $459,450
Homes For Sale With Pools (Not Under Contract): 23
Median Price: $649,900
Homes For Sale With Pools (Under Contract): 63
Median Price: $449,000
The take away from this is that you should know that homes that hit the market priced below $400K are rare and typically must be found during the "coming soon" stage or you will miss them. Right now, only four of the 23 pool homes for sale that are not under contract are priced below $500K.
You have to be ready to act fast, and home sellers aren't going to be interested in a buyer who is only partially qualified to buy the home. Get your ducks in a row and monitor the market hourly! Right now, the competition for all homes on the market is stiff, with demand for homes far higher than the current inventory can fulfill. But take a look at what's about to happen with pool homes!

My recommendation is that you jump into the market now. It will be competitive, but nothing like buyers will see as the Spring turns to Summer in Tallahassee.<br /><br />Pool Home Prices Are Soaring

What Are Pool Home Values Doing Right Now?
Home values surged higher by more than 8% in 2020, and with the inventory of homes for sale falling to a new all-time low, I'm expecting values to rise at double-digit rates this year.

You can expect pool homes to cost at least a percent more each month that you wait, meaning a $400K pool home today is likely to be $412K in just three or four months!<br /><br />Supply Of Homes With Pools Is LOW (And Falling)
As I write this post, there are just 77 existing single-family detached homes with swimming pools for sale in Tallahassee. More than one-half of these homes with pools are already under contract with buyers, leaving just 36 homes with pools available right now.
The price of these homes ranges widely. From just $90K on the west side of town to nearly $3M in Northeast Tallahassee, buyers in nearly all price ranges can afford a home with a pool.
Currently, the median asking price for homes with pools is $410K, while the average asking price is much higher at $672K.
