One thing I will say right now, I'm surprised by a statistic that points out the dominant force in the market.<br /><br />Realtors Are Selling Homes In Tallahassee
The following graph is assembled using data from both Metro Market Trends (which monitors all home sales in Leon County) and the <a href="https://www.manausa.com/idx/search-form/" title="MLS Listings In Tallahassee">Tallahassee MLS</a>, which contains all Leon County home sales where a Realtor was involved.

The red area shows the number of homes sold each month in Leon County, while the logo-shaded area reflects the number of homes sold by Realtors in Tallahassee. The yellow line measures the percentage of all home sales involving Realtors (the "Realtor Share" of the market).
While I'm not surprised so much that Realtors are selling 8 of every 10 homes sold, I am surprised that the share of the market has not declined as we entered a sellers' market a few years ago. The market share percentage has remained mostly unchanged.<br /><br />Changes In The Way Homes Are Selling
Often in the past, we saw the Realtor share decline when selling conditions improved, and vice-versa when things got tougher. Today's home sellers are finding great conditions so long as they reach the entire pool of buyers, and it takes <a href="https://www.manausa.com/how-to-sell-your-house/" title="Selling A Home In Tallahassee">great marketing</a> for this to occur.
The graph shows that roughly 79% of all homes sold in Leon County are contained within the Realtor Multiple Listing Service (MLS). Does this mean that Realtors are selling 79% of the homes sold in Tallahassee?
Actually, Realtors are selling more than 79% of all home sales. Just because a home is not entered into the MLS does not mean a Realtor was not involved. We use the MLS to market homes, so some of the homes that we sell might not make it into the MLS because they were sold without needing to be specifically marketed.<br />
For example, say that we put together a new home sale between a buyer and a builder, where the home has yet to be built. The builder agrees to build the home for the buyer at a certain price. Is there a need to market this home? Of course not. So if the Realtor who put this deal together does not take the time to enter the information into the MLS (a year later when the home is completed), then this is a sale that makes into the Metro Market Trends report without being in the MLS.<br />
Of course, there are other reasons that Realtor home sales might not make it into the MLS, but they are fairly rare. So when we look at the graph and see 79% of all homes being sold by Realtors, we know that 79% represents the floor of the Realtor contribution, as the number is likely a good bit higher.

Unlike many industries where the overall market production is an estimate at best, the home selling industry is far easier to track. We merely need to measure production through two separate reporting agencies (in our case, the <a href="https://www.manausa.com/idx/results/?searchtype=3" target="_blank">Tallahassee MLS</a> and the Leon County Property Appraisers Office), and then make a few comparisons.
As I happen to be married to a <a href="https://www.manausa.com/agents/277/michelle-manausa/" target="_blank">Realtor in Tallahassee</a>, I'm am excited to report that the average home selling production is on the rise and has reached 6 home sales per person, the highest it has been since November 2006.
Tallahassee Realtors Retain Market Share
The first comparison I like to check is my estimate of consumer confidence. The real estate graph below measures the total number of homes being sold in Tallahassee each month (red area) as well as the number of homes being sold by Realtors. The "Realtor Share" of the market is shown as a yellow line and recorded on the right vertical axis.

Here is what we are seeing above. The yellow line shows that 77% of all home sales recorded with the Leon County Property Appraiser also appear in the Tallahassee MLS. Simply put, this means the Realtors are involved with at least 77% of all home sales (Realtors are not required to put home sales in the MLS, so if they sell a house prior to the beginning of marketing, it is possible it will never be entered into the MLS).
The reason that I refer to this as the consumer confidence estimator is because Realtors sell more of the homes when the market gets tougher (for sellers) and less of the homes when the market gets easier.
Look at the spike in the yellow line in 2007 when the market plummeted. Home sellers starting hiring Realtors at a higher rate. As a side note, I would discount the data recorded prior to 2000, as many Realtors in Tallahassee had not embraced the computerized MLS and many of the home sales were never entered. Today, I believe more than 90% of Realtor sales reach the MLS, even if just to report a sale that has already occurred.
So I look at this information and know that home seller confidence right now is low, as the use of Realtors is stable and close the its highest rate in the Tallahassee real estate market
Realtor Production Rising
We have been reporting that the market is rising in Tallahassee, but that does not always mean that Realtors are (each) selling more homes. As the market improves, more people activate their license and join a real estate company in Tallahassee. When the market toughens, we typically see the sales force reduced.
In the graph below, two separate trend lines are shown (trend line means each point on the graph represents 12 months of information as an average). The blue bars show the average number of Realtors in Tallahassee over the past twelve months (measured on the left vertical axis), while the red line shows the average number of homes sold each year per Realtor (measured on the right vertical axis).

The number of Realtors in Tallahassee is on the rise, as there were (on average) 1,157 Realtors in Tallahassee over the past twelve months and the current number is above 1,200. On average, they sold six homes each, double the amount reported in 2009 but roughly 70% of the high reported back in 2001.
With the market improving and per-person productivity on the rise, I would expect the second part of 2015 and all of 2016 to be big months for new agents entering the business (as well as many older agents returning to the market).
What This Means For Consumers
One thing that does not change with market cycles is the need for consumers to interview Realtors when it comes time to buy or <a href="https://www.manausa.com/blog/home-sellers/" target="_blank">sell a home in Tallahassee</a>.
Roughly 2/3rds of all new home sellers hire the first agent with whom they speak, and they often regret not doing some research before committing to pay a Realtor tens of thousands of dollars.

This is a report that we like to run a few times every year as a way of checking both consumer confidence (whether or not they are hiring real estate agents in Tallahassee) as well a "health of the industry" report.
We will take a look at the number of closed home sales by Realtors in Tallahassee and compare it with the total number of homes that have sold in our market.
We'll also look at the number of agents in the Tallahassee Board of Realtors and what the per-person productivity trend is doing.
If you are wondering why this matters to somebody who is in the market <a href="https://www.manausa.com/blog/expired/" target="_blank">trying to sell a home</a> and/or buy a home, just follow me here for a minute.
Tallahassee Realtor "Market Share"
Our first real estate graph tracks what could be described as the Realtor share of the market. I have taken closed home sales from two separate data source. First, we look at Metro Market Trends to see all the closed home sales in Tallahassee. We then compare that to all the closed home sales in the Tallahassee MLS (this is where Tallahassee Realtors report their home sales) in order to determine the percentage of homes being sold by Realtors in Tallahassee.

In the graph above, the area shaded with the Tallahassee Board of Realtors logo measures the number of closed home sales each month by members of the Tallahassee Board of Realtors, while the red shaded area measures all closed home sales in Tallahassee.
The yellow line measures the ratio of Realtor home sales to all home sales, and that ratio is reported on the right vertical axis. Currently, about 76% of all homes sold in Tallahassee are also reported in the Tallahassee MLS. This basically means that Realtors in Tallahassee were involved in at least 76% of all the homes sold. This ratio continues to be much higher than what we saw in the past, perhaps indicating the difficulty in today's housing market of getting a home sold without a real estate agent.
Tallahassee Real Estate Agent Productivity
This next graph simply shows the total number of MLS members in the Tallahassee Board of Realtors (blue area measured on the left vertical axis) as well as the average annual production per person in the MLS (red line measured on the right vertical axis).

What this shows is that the average production for a member of the Tallahassee MLS is at 6 homes sold per year, double the level reported in 2009 but 35% lower than the peak reported back in 2001. So from worst of times to best of times over the past 16 years, the average real estate agent in the Tallahassee MLS is producing from 3 to 9 home sales per year.

I think this is a fair and valid question, and as you might expect, I will certainly recommend that the seller do some homework before making a decision on how he will "sell house." Whether or not he decides to hire a real estate company for the job of selling a home, he would be foolish not to <a title="Tallahassee " sell="" house="" expert="" href="https://www.manausa.com/agents/276/joe-manausa/" target="_blank">interview a local real estate expert</a> to hear what they have to say. At a minimum, he could learn something useful that he would use selling it as a "<a title="Sell a house on your own FSBO" href="https://help.manausa.com/fsbo/" target="_blank">For Sale By Owner</a>".<br /><br />Homeowner Wants To Sell House
<a title="Sell House" href="https://www.manausa.com/uploads/imagefiles/Sell-House.jpg"><img class=" img_box_right" title="Sell House" alt="Sell House" src="https://www.manausa.com/uploads/imagefiles/Sell-House.jpg" width="390" height="312" /></a>The question posed above is based upon good, sound, common sense. When he considers his options for selling a home though, he is making some common mistakes that need to be avoided. Here are some thoughts to consider if you are mulling through a "sell house" scenario:
Make an informed decision - It does not cost anything to interview an agent (or better yet, an entire company) for the job of selling a home, so go ahead and do so. The insight that you will gain from the interviews will make you better qualified to determine whether a REALTOR is needed.
Value - The question states "I am selling a home for what I owe the bank" implies that the home owner is the one that gets to determine the value of the property. With all the distressed properties for sale, I suspect the homeowner is not completely prepared for what he will find when he has to compete in the market. He can set any asking price he wants ... but buyers set the value and might never even find his property.
REALTOR Fee - "If I get a REALTOR, I would have to raise the price..." Most buyers bring a real estate agent and the agent gets paid (even when the property is sold "without a REALTOR"). So the true "discount" is 1/2 of the real estate fee. However, everybody knows when a seller is not paying that fee, and that amount is almost ALWAYS discounted out of the value of the home. Ultimately, the few sellers that succeed in selling their home without a REALTOR pass the discount off to the buyer.
Exposure - Today's market requires much more than just exposure. Think about this. <a title="Home Sales Success Rate Graph" href="https://www.manausa.com/blog/tag/housing-report/" target="_blank" rel="nofollow">60% of homeowners who try to sell their home end up failing</a>. This means that they hired a real estate company and failed! All of these real estate companies put the listings in the MLS, REALTOR.com, Trulia, Zillow, etc. So it is not about exposure. It is about <a title="Targeted Exposure Is Needed To Sell A Home in 2011" href="https://www.manausa.com/marketing-plan/" target="_blank">TARGETED EXPOSURE</a>! Home sellers need to know the difference!

This question was posed on a national real estate aggregate site by a frustrated homeowner who wondered why real estate agents were not showing her home. I occasionally prowl these sites to see if there are any interesting real estate topics to write about, and I found the following question posted by a very unhappy homeowner:
Is there a "secret handshake" agreement among realtors that they will not cooperate with FSBO sales even if offered a decent commission? I am getting some traffic in showings but noticeably less than with my previous agent, who did not make much effort to market my property. And my property is listed on the MLS through one of the flat fee broker services so it is in there.
I'm surprised in this market they aren't more self-interested in getting a possible decent commission than in squeezing out the "competition" of a FSBO seller. I've even emailed all the local agents and those who had previously sent me their own marketing materials that the house is listed and we are very interested in working with buyer's agents, big commission etc. Am I paranoid or are they in fact out to get me?
When I read this reader's question, I could immediately see the frustration in her writing. The reason that I chose this question to write about is that it contains three great bullets that really point out the fallacy of "going it alone" in the toughest real estate market that homeowners have faced during my 20 years in the business (and most likely much longer than that).<br /><br />Do Home Sellers Need A Listing Company?
I believe home sellers need a company to advocate for the value in their home. The experience that this reader shares shows that even an agent "who did not make much effort" to market her property got noticeably more traffic than she is getting without a third party advocate. Perhaps that agent was doing more work behind the scenes than she understood before she tried it on her own.
Is Being In The MLS Enough?
This is very important to note, because being in the MLS guarantees that the property will show up on all the large real estate sites on the internet. We know that <a title="How To Find Home Buyers For Your House" href="https://www.manausa.com/blog/home-buyers-internet/" target="_blank">94% of home buyers use the internet</a> during their purchase, so this is important, right?
Obviously, being in the MLS and being on these sites is not enough, there needs to be a strategy on how the property appears on these sites. We take a good bit of time explaining our strategy to home owners on <a title="Internet Home Sales Plan" href="https://www.manausa.com/blog/home-buyers-internet/" target="_blank">how we use the internet</a> (and the MLS) to get their home sold, because just being on the internet (and the MLS) is not enough in today's very competitive real estate market.
Why Do Some Home Sellers Not "Get It?"
I don't know if anybody else reading her question had the same "Ah Ha" hit them, but she is absolutely backwards in her final question. I find her thinking so broken that I underlined it in the quote so that it wasn't missed by anybody, and I will repeat it here:

This question shows she doesn't understand that there are not enough buyers to go around for every seller. Sure, we're going to work hard to sell the homes we were hired to sell. It's not that we are trying to "not sell hers," rather our focus is on selling the ones we were hired to sell. And as far as self-interests go, I can promise you that real estate agent self interest is at an all time high. Motivating the sales force is absolutely critical in this real estate market.
