The following list of homes for sale is updated multiple times daily, so keep this page favorited if you want to stay informed on distressed listings in Tallahassee.<br /><br />How Healthy Is The Housing Market
One way to measure the health of the real estate market is to look at the percentage of distressed home sales that is being recorded.

The graph above contains valuable insight into the health of the real estate market. The blue lines report the percentage of lis pendens filed versus the number of homes sold, while the red line measures the same for foreclosures.
In case you are new to our site, "lis pendens" can be viewed as the beginning of the foreclosure process, while "foreclosures" are the actual sale of the property by the lender. The difference between filings and foreclosures is those homes that resolve without a foreclosure sale or are awaiting resolution.
The lower each ratio, the lower the "bad" number of sales in the market. The graph above clearly shows that foreclosures have all but gone away. From the standpoint of distressed sales, the market is very healthy.<br /><br />Why Are There So Few Distressed Properties For Sale
For those readers who are fairly new to Tallahassee, the number of distressed properties for sale is pretty much "back to normal" for Tallahassee. The huge numbers seen in recent years were highly unusual for Tallahassee, so having just a handful or so is pretty much what I saw for the first 15 years of my career.
When the market tanked in 2006, home values fell so far that all the equity in the market went away. Prior to that, if a homeowner got behind on their mortgage payments, they could usually sell the house and pay-off all the debt because the house had gone up in value since it was purchased.
But the huge loss of values left property owners unable to sell for what was owed their homes. This meant distressed properties really had to be foreclosed upon (or sold short with lender approval). Those were unusual and different times.
Homes last year appreciated 9.38% and this year's appreciation rate has accelerated. People who purchase even two years ago have ample equity to satisfy existing liens.
On top of the rising equity, we see the declining inventory of homes for sale, so even a big rush of distressed properties would not bring down home prices. Demand is still far ahead of today's historic low inventory levels.

Distressed Homes For Sale In Tallahassee<br /><br />Why Do Some Distressed Homes Not Sell Right Away?

Before I give you the back-story on this home, it stands as an example of why you should go see distressed properties and not worry why they haven't sold. Not that you don't want to find out, but don't let that stop you from seeing the home. You just might uncover the deal you've been looking for.
Now, why hasn't the home shown and mentioned above been sold? Well, it's a short sale, and it has been under contract several times, but the lender has rejected previous deals.
Even at its current price, the home is a steal. Located in Midtown on nearly 2 acres and priced below $1M! Priced Below $800K! Priced BELOW $600k!!! You get the point? The lender has been stubborn (and rightly so) because this is a huge home on a huge chunk of in-town land, so the lender felt there was more money there. But after many long months on the market, perhaps there is a good deal to be struck now? Are you ready?
Tips For Buying Distressed Property
2020-07-30T02:54:00-07:002020-11-08T12:42:51-07:00Joe Manausatag:manausa.com,2012-09-20:4785The Makeup Of Distressed Home Sales Is ChangingDistressed home sales still represent a thriving segment of the Tallahassee real estate market, but there is a positive trend among troubled home sellers that is worth mentioning.
While 28% of the closed home sales in Tallahassee thus far in 2015 have been <a href="https://www.manausa.com/short-sale/" target="_blank">short sales</a>, <a href="https://www.manausa.com/blog/tallahassee-short-sales/" target="_blank">foreclosures, pre-foreclosures</a>, and <a href="https://www.manausa.com/bank-owned-properties/" target="_blank">bank owned properties</a>, only a small percentage of those were short sales.
Part of the reason that we are seeing a decline in short sales is due to the termination of the Mortgage Debt Forgiveness Act, under which any debt forgiven in a short sale is not counted as income for homeowners whom banks allowed to sell their homes for less than the amount of their mortgage. This has not been extended for short sales conducted in 2015, thus the motivation for upside-down homeowners to conduct a short sale (versus allowing a foreclosure by the lender) is greatly reduced.
The primary reason for the reduction in short sales (I believe) is that the majority of non-performing loans in Tallahassee are old and established, and thus they are problems now being handled by lenders. These are sellers who either tried and failed to do a short sale or declined to do one altogether.

In the graph above, all closed distressed home sales through April 25, 2015 are divided into two separate groups. The blue columns measure the number of short sales through April each year, while the red columns measure the number of non-short sale distressed home sales, and both are recorded on the left vertical axis. (Note: All data is year to date through April for 2010-2014, but 2015 is only through April 25).
The ratio of short sales to all distressed sales is shown as a blue line and measured on the right vertical axis.

Roughly 1 in every 3 home sales recorded in the <a title="Map based property search tool in Tallahassee Florida" href="https://www.manausa.com/idx/search-form/" target="_blank">Tallahassee MLS</a> was categorized as a distress home sale, which includes bank owned homes (REO), homes in foreclosure, relocation houses, homes with short sale potential, and homes where the owner would offer lease purchase or some sort purchase money mortgage. Though not all of these are necessarily true distress situations, most of them are and just about all of them will sell under the same conditions and owner decision making processes.
Distress Home Sales Growing Rapidly

The real estate graph above provides a very clear picture of how the Tallahassee real estate market has undergone an incredible shift. Where distress home sales traditionally represented 2% or less of the market, we see their numbers rising at an alarming rate. This is very important information for prospective home sellers, as understanding one's competition and their needs is a critical element in strategy, regardless of the game or market that one is entering.
We have created a <a title="Distressed Properties In Tallahassee Florida" href="https://www.manausa.com/distressed-property/" target="_blank">list of distress home sales in Tallahassee</a>, and we update the list on a regular basis. When you go through the list, not only are you finding some of the best buys in Tallahassee, but you are also finding the price ranges in which home sellers who are not in the same situation will have a very difficult time competing.

Unfortunately, the real estate graph above will not be turning friendly anytime soon. I estimate that Tallahassee must deal with 5,000 or more distress properties that have not yet hit the housing market. Alone, these numbers are nearly two years worth of supply, meaning that it is highly unlikely that our real estate market will turn in the next three years. The warning bells are sounding as we continue to monitor lis pendens filings and foreclosures in Tallahassee.

If you have been following our tracking of foreclosures in Tallahassee, then you won't be surprised that we have seen another large month of filings during the month of September. The Tallahassee Foreclosure Page on our web site is getting more and more traffic every day, so I suspect that this "wave" will not catch too many people off guard.
Lis Pendens Filings Continue To Rise
Tallahassee endured another 180 lis pendens filings during the month of September, a year over year increase of 59%. But that pales in comparison to the year over year increase of foreclosures. 49 foreclosures occurred during the month of September, and when compared to the 6 that we saw in September of last year, that represents a year over year rise of 717%!

Most Distressed Neighborhoods In Tallahassee
Lis pendens have been filed for properties in a total of 703 Tallahassee Subdivisions over the past 12 months. This seems to be a pretty fair distribution of distressed properties, yet some have been hit harder than the rest.

While many of the neighborhoods that are shown in this graph, like <a title="Southwood In Tallahassee, Florida" href="https://www.manausa.com/idx/search-form/" target="_blank">Southwood</a>, <a title="Killearn Lakes Subdivision In Tallahassee, Florida" href="https://www.manausa.com/killearn-lakes/" target="_blank">Killearn Lakes</a>, <a title="Killearn Acres Subdivision In Tallahassee, Florida" href="https://www.manausa.com/killearn-acres/" target="_blank">Killearn Acres</a>, and <a title="Killearn Estates Subdivision In Tallahassee, Florida" href="https://www.manausa.com/killearn-estates/" target="_blank">Killearn Estates</a> have a larger proportion of the distressed properties due to their size, there are several others that are surprisingly high with relatively few homes in their neighborhoods.
