I mentioned to her that there were several neighborhoods on pace to appeciate at more than 10% this year, due to the high demand for homes combined with historic low inventories.
Due to her surprise, I realized this would make for a great report, so I have included all <a href="https://www.manausa.com/blog/where-to-live-in-tallahassee/" title="Where to live in Tallahassee, Florida">neighborhoods in Tallahassee</a> that have had ten home sales or more thus far in 2018 which are on track to post (or long surpassed) appreciation rates above 10%.
Here is a list of homes for sale in these neighborhoods, followed by a graph and report of the top performers.
Homes For Sale In High Appreciating Neighborhoods<br /><br />Real Estate Appreciation 101
When you combine scarcity with high demand, you get appreciation. This is true in any market, not just real estate.
Currently, the supply of homes for sale for more than 75% of our entire market area and price ranges falls too short to meet the current demand by prospective buyers. In fact, the inventory is so low that we're seeing it impact the market by slowing down the recovery.
What Tallahassee needs is for more residential units to be built in or near the highest demand areas and price ranges. Specifically, we need more homes priced below $300,000, so consider this a call to all builders and developers to put together plans to bring attached and mutlifamily housing to our market, it will get consumed!
High Appreciating, High Selling Neighborhoods
For the purpose of this report, I have only included neighborhoods that have posted at least ten home sales thus far in 2018, as this is likely enough data to confirm <a href="https://www.manausa.com/blog/average-home-appreciation-rate/" title="Real Estate Appreciation In Tallahassee">appreciation rate growth</a>.

<a href="https://www.manausa.com/lafayette-oaks/" title="Homes for sale in Lafayette Oaks Tallahassee">Lafayette Oaks</a> is leading the pack with an average growth rate of 23.2% with ten homes sold. Close behind with 16 homes sold and an equally impressive growth rate of 21.1% is Plantation Woods. The lowest on the list is <a href="https://www.manausa.com/forest-heights/" title="homes for sale in Forest Heights Tallahassee FL">Forest Heights</a> which has posted 16 home sales and has already reached 10.0% (through mid July).
When the year is said and done, there will likely be more than 20 <a href="https://www.manausa.com/communities/" title="Tallahassee Neighborhoods">neighborhoods</a> with ten or more sales and better than a 10% rate of appreciation, which is incredible.
Right now, all existing home sales have an average rate of growth of 5.7%, which is an annualized rate of 8.4%, well more than double an average year (going back to 1991). Existing homes in Tallahassee are appreciating, now is a great time to own a home.
Worried About A Bubble?
Anybody who lived through the market swing from 2005 to 2012 is likely to read the information above and worry about another housing bubble.
I believe they should be worried, but not about a bubble any time soon. Actually, the opposite is what we need to be concerned with.
A housing bubble occurs when demand rises and causes builders to go into overdrive to meet that demand. One way to know a bubble is coming is to monitor the supply and demand dynamic (I publish a report on this monthly <a href="https://help.manausa.com/real-estate-supply-and-demand/" title="Real estate supply and demand Tallahassee, Florida" target="_blank">RIGHT HERE</a>).
There is no chance of this coming about any time soon, short of a significant and severe depletion of jobs in Tallahassee. In fact, demand is still lower than it was during the pre-bubble years.
What's different this time is that builders are not rising to meet the demand from homebuyers. Tallahassee is building at a level that is less than 50% the rate we saw in the 1990s, and only a quarter of the rate at which homes were built right before the bubble.
The Real Housing Market Dilemma
The problem Tallahassee is facing right now is low inventory, and that means we can expect crazy high levels of appreciation for years to come. If the jobs market grows as we expect with a new Governor next year, it will only make the inventory shortage greater.
If you have been wanting to buy a home, do it now. You will gain a lot of equity in the coming months and years, and it is possible that you might not be able to afford a home within a few years. If mortgage interest rates move higher, the more expensive home with even higher monthly payments could very well be beyond your reach.
As far as future bubbles, you are safe. Simply watch our <a href="https://help.manausa.com/real-estate-supply-and-demand/" title="Real estate supply and demand Tallahassee, Florida">monthly inventory reports</a>, and if you see the market moving in the other direction (inventory levels rising above 6 months of supply), you will have plenty of time to sell your home at the top of the market.<br /><br />Home Sales In Tallahassee's Highest Appreciating Neighborhoods

This is a very rare situation, as most neighborhoods have 30% to 40% of the listings already under contract. The one listing our office took here this year sold ABOVE asking price in just a few weeks. The Killearn neighborhoods continue to attract the most buyers in Tallahassee, with Killearn Estates currently leading the way with roughly 17 homes sold each month. Our top six neighborhoods have moved around a little since our last report, but they all are doing well.
New buyers should note that 9 of the top 10 neighborhoods is located in Northeast Tallahassee (currently 51% of all homes sold are in the Northeast). Only Southwood continually makes the top 10 list while being located outside of Northeast Tallahassee.

The turnover rate is a simple concept that is not so simple to measure, and I have not heard local real estate agents use this important measurement when advising home buyers and home sellers during real estate transactions. When we refer to the real estate turnover rate, we simply mean the percentage of homes (in a particular area or neighborhood) that sell every year.
For the purpose of this article, I will contrast two neighborhoods in the Tallahassee real estate market and show the impact the housing market crash has had on the length of time people are owning their homes.
How The Real Estate Turnover Rate Is Used
First of all, have you ever wondered how long homeowners typically own a home? Care to take a guess?
I've seen reports that say "the typical homeowner owns a home for 7 to 10 years." Others say a little longer. But isn't this something that we can actually measure? Let's start by looking at a popular neighborhood in NE Tallahassee.
There are 1,443 homes that have been built in <a href="https://www.manausa.com/killearn-acres/" target="_blank">Killearn Acres on the north side of Tallahassee</a>. If the average homeowner keeps their home for 10 years, then we would expect 145 homes to sell in a typical year. If 7 years were the normal length of ownership, that would compute to 207 home sales per year.
But since I regularly publish <a href="https://www.manausa.com/blog/tag/killearn-acres/" target="_blank">Killearn Acres Housing Reports</a>, I know that these numbers are much higher than reality, thus homeowners in Killearn Acres keep their homes much longer than "7 to 10 years."
Over the past 11 years, Killearn Acres has averaged only 58 home sales per year, meaning the turnover rate for this very popular neighborhood is only (58/1446) which equates to 4%. This means that (on average), Killearn Acres homeowners keep their homes nearly 25 years!

The graph above shows the real estate turnover rate in Killearn Acres has been dropping over the past 11 years. This is not a surprise, as the housing bubble put a lot of people into homes from 2004 to 2006 at values that won't return for many more years. We see this as "pent up supply," meaning people who want to move but are waiting for their homes to have enough equity to facilitate a sale and the cash needed for the down payment on the next home.
Tallahassee Turnover Rate
At the beginning of this article I pointed out that the concept of the turnover rate is simple, but its measurement is not simple. Why?
Because the number of homes in each neighborhood is not listed in any easy reference guide, and it changes with each new home that is built and for each home that is torn down and removed.
So I will start a long-term project to measure the turnover rate in the Tallahassee real estate market, but for the time being, we'll just look at a few neighborhoods at a time like we have done today. The two subdivisions in today's report were chosen because they are high on the list for the number of sales annually, and because it was able to ascertain the total number of homes in each neighborhood fairly easily.
The following graph shows the real estate turnover rate for Camelot Park, a popular neighborhood located near downtown Tallahassee.

The turnover rate of 3.6% for Camelot Park is even lower than what was recorded in Killearn Acres. This means that (on average) the typical homeowner keeps a house for nearly 28 years! So much for the 7 to 10 year move cycle that appears is many online publications.

Unlike the majority of <a title="Neighborhoods and Subdivisions in Tallahassee" href="https://www.manausa.com/blog/category/tallahassee-neighborhoods/" target="_blank">Tallahassee neighborhoods</a>, Camelot Park home sales are having an "average" year. While this might not seem earth-shattering, remember the overall market is running at about 52% of its normal pace of home sales.
In the <a title="Charts, graphs, and analysis of the Tallahassee real estate market" href="https://www.manausa.com/blog/" target="_blank">real estate graph</a> above, we can see that distressed home sales account for far fewer than the 67% recorded in 2011, thus enabling home values to fall at the previous, gradual pace.
YTD Camelot Park Home Sales

Jacqueline Kennedy Onassis once exclaimed "there'll never be another Camelot again," but it appears these words were premature.
Camelot Park has been battered and bruised, but it is fighting the falling real estate market better than most. With only five <a title="Tallahassee MLS - All Property Listings For Camelot Park" href="https://www.manausa.com/camelot-park/" target="_blank">homes for sale in Camelot Park</a>, this neighborhood is very close to having a balance between supply and demand.
Camelot Park Home Prices
The average home price in Camelot Park is 27% lower today than it was at the <a title="Real Estate Values: Some Say Rising … Others Say Falling" href="https://www.manausa.com/blog/real-estate-values-falling/" target="_blank">peak of the housing market</a> five years ago. This includes a rebound that we have been seeing in many neighborhoods where the average price of homes sold is on the rise (not to be confused with appreciation).

Unlike most other <a title="List Of All Tallahassee Neighborhoods And Subdivisions Including Camelot Park" href="https://www.manausa.com/blog/tag/tallahassee-neighborhoods/" target="_blank">Tallahassee neighborhoods</a>, Camelot Park is showing what appears to be a rebound in home values. Thus far this year, home values have averaged $101 per square foot, which is higher than the $87 recorded for last year.
