Summerbrooke Neighborhood Home Sales Report
It's time for another quick update of a popular Tallahassee neighborhood. Today we'll take a quick peek at Summerbrooke, a golf course community located on the Northeast side of the Tallahassee real estate market.
In order to produce this report, I went to all recorded home sales in Summerbrooke and removed the "non arms length" sales. This means that if a bank was a buyer or seller, or if a quit claim deed was recorded, that information was not used for this report. Additionally, I only used existing home sales, so no builder homes were included in this report.
The resulting information should give people who own a home in Summerbrooke an idea of what the competition looks like should they decide to sell a home. Of course, this is not an appraisal for a specific home, as no final adjustments will be considered (for example, this report will show average prices, but will not distinguish between the higher valued golf course frontage homes and those on the interior).
The Number Of Home Sales In Summerbrooke Continues To Decline
Much like many other Tallahassee neighborhoods, Summerbrooke is seeing fewer homes sold this year than in the past few years. But unlike many other Tallahassee subdivisions, this trend started in 2003, not in 2005 or 2006.
The red bars in the real estate graph above represent the number of homes sold in Summerbrooke each year. In 2003, there were over 70, yet this year through May there have been only 9 (again, arms length sales only). Additionally, we see that the average home price, based upon these sales, has dropped from 2006 by nearly $130K. But look at the prices in 2003 when so many sales were recorded and you will see that the current price of a home in Summerbrooke is higher!
Home Values Have Dropped In Summerbrooke
Not surprisingly, home values show a decline in Summerbrooke as well. Without doing extensive research, one simple way to estimate real estate depreciation (or appreciation) is to compare a large group of properties' average square footage prices over time. When we look at home values in Summerbrooke, we see a gigantic rise, followed by sharp fall-off.
