New lis pendens filings in Tallahassee fell 28% in September when compared to September 2011, but foreclosure sales jumped by 23%. This is the first sign of slowing for new filings in a year, which is great news, but there are still a lot of distressed properties moving towards the Tallahassee real estate market.
Currently, the foreclosure sale to Lis Pendens filings ratio has dropped from an all time high 12 months ago to 46%, as we can see with the blue line in the foreclosure graph below.
If you want a smart and safe real estate investment in Tallahassee, you should buy a quadruplex.
I was talking to a long-time friend last night about the crazy-good returns that are now available in the Tallahassee real estate market, and it made me think it would make a great blog post for the weekend. Everybody who has the means should buy a quadruplex in Tallahassee right now, and the analysis below explains why.

I was reading some quotes the other day that were made by Mark Twain a hundred years ago and realized that many of them would have been profoundly brilliant if uttered today about the state of the housing market.
Now I am no expert on literary history, but I believe that Mark Twain was best known for his wit and satirical views of the world around him. I have therefore absconded 8 of his quotes and applied them to how I believe he would have viewed the broken state of the real estate market.

Over the next few years, the online library of real estate information is going to explode.
Simply put, Thesis 2 is the tool that will allow real estate...

Even after 22 years in the business of selling homes in Tallahassee, I still find myself amazed at the homeowners who do little preparation when they decide to sell their home.
They make a quick decision on who they hire to sell their home, even though it is a decision that will impact them financially by tens or even hundreds of thousands of dollars!
A study by the National Association of REALTORS® shows that 64% of home sellers chose the first agent that they spoke to once they decided to sell their home. I do not consider that prudent research for such a large decision, do you?
Let's put it into perspective ...
Who Will Actually Sell Their...
