Home Sellers More Successful Than 6 Months Ago

Home sellers in Tallahassee are finding it a little easier to sell a home in Tallahassee as home selling success rate trends are equal to the levels that we were experiencing back in early January of this year. It appears as if the trend is going to continue higher as well.

Sales Success Trend Improving

By tracking the one-year trend of home selling success rates, we can observe the overall ease (or difficulty) of getting a home sold in Tallahassee, without interference from the seasonal affects that are found in shorter trends. The following real estate graph shows the short term trend and long-term trend of home selling success rates in Tallahassee.

Cautious Home Buyer Wants To Rent With An Option To Buy

One of the more popular blog posts that our readers have enjoyed is called "What Sellers Should Know About Lease Purchase Agreements" and it was posted back in March of 2009. The reason that I wrote the article about alternative home selling processes is that I suspected that market conditions and the glut of homes would require different solutions in the coming years. Those times are definitely upon us.

Another popular blog post titled "Creative Financing Offers Challenged Home Buyers Potential Solutions." was also posted around the same time...

It has been a while since we have reported on new home sales in the Tallahassee real estate market. Farewell Ed

Ed FinkToday is a sad day for the Manausa family. Yesterday, we lost my wife's father, who had been suffering from ALS. Dad (Ed Fink) was a loving husband and father, a brilliant grandfather, a gifted piano player, a veteran of the US Army, and a friend of mine for 15 years. Dad, we're going to miss you.

Lack Of Leadership Hurts Tallahassee Real Estate

You will never find me writing or speaking as an expert in politics. As a matter of fact, I will go on record saying that I have a hard time paying attention to politics at any level, even though it has tremendous implications on the health and wealth of my family, my business, and my investments.

But I do know about real estate. I have never found anybody that studies the Tallahassee housing market any harder than I do. I am not the smartest guy in the world, but I have done my homework when it comes to the real estate market. So consider this my "up front disclosure" when I talk about politics, leadership, and the Tallahassee real estate market.

Tallahassee Lacks Leadership

Rely On Empirical Evidence In Real Estate

I was helping one of our Joe Manausa Real Estate real estate agents explain current market conditions to a customer the other day and I was locked into a debate on current and future trends in the Tallahassee housing market.

This customer is very intelligent and has been a builder in the Tallahassee housing market for many, many years. He expressed that "all of his friends in real estate" believed the market was rebounding and that homes were already starting to appreciate. Obviously, I disagreed.

Like his friends in real estate, I wish the housing market had returned to appreciation,...

Housing Market Recovery Starts At The Median

Lately, we have identified the fact that it appears that we've reached the bottom of the housing market and in fact, we are seeing signs of increased home buyer activity. Yesterday's blog included real estate graphs that showed a rise in closed home sales as well as an increase in the new pending contracts., so I received a few comments and feedback from our regular readers.

One such comment/question about real estate in Tallahassee, Florida came from "Buddy" who wrote:

Joe.... Many of the Real Estate agents I talk to are experiencing an up-tic in activity, but most...
