Tallahassee Monthly Lis Pendens Filings August 2012

New lis pendens filings in Tallahassee rose 51% in August when compared to August 2011, and foreclosures jumped an astounding 40%. We are definitely seeing a huge increase in these distressed properties, as the lis pendens filings trend has been on the rise for eleven months now, which we are now seeing the evidence of growth in foreclosure sales.

Currently, the foreclosure sale to Lis Pendens filings ratio has dropped from an all time high 11 months ago to 45%, as we can see with the blue line in the foreclosure graph below.

The Importance Of Real Estate Continuing Education

Every other year, the State of Florida requires me to take 14 hours of real estate continuing education to keep my license active.

For somebody with 22 years of experience in his real estate career, the main purpose of real estate continuing education is to ensure that I am familiar with the legal and procedural changes that occur in Florida real estate.

One area that has not changed (which I monitor each year), is the concept of reciprocity (the ability of a licensee in one State to practice real estate in another State without getting an additional license). With the internet making the world such a small place, I've always wondered...

Tallahassee Housing Supply Would Be Fine At Average Rate Of Demand

While we know there is an abundance of homes or glut in the Tallahassee housing supply, it is important to know that the real issue is not a supply-side problem anymore.

All the questions and signs make it appear as if housing supply (or over-supply) is the culprit:

Look Who's Starting A Tallahassee Real Estate Career

There is nothing more exciting for a broker than the start of a new real estate career.

The incredible leap that new licensees make when they leave the "normal" world behind to start a new real estate career parallels the feeling that a young military recruit feels as they head off to basic training. Having been both a military recruit and a new real estate agent (both many years ago :)), the similarities are uncanny.

With all the activity that we are generating through our internet based Progressive Marketing Plan, Joe Manausa Real Estate has needed...

Just How Severe Is The Tallahassee Foreclosure Situation?

Just a few weeks ago, the Tallahassee foreclosure situation was highlighted when we reported a new all-time high number of new lis pendens filings.

And then recently, a long time reader of the Tallahassee Real Estate Blog asked for an update on the Tallahassee foreclosure situation, and he referenced my past articles which warned of the tidal wave of foreclosures heading our way. He wrote:

Hi Joe,  I know you did this awhile ago, but can you do another article walking us through the math of exactly how big ...

Selling A Home That Did Not Sell Previously

If you have recently left the real estate market with a home that did not sell, it is time for you to make a tough decision.

The wave of foreclosures that has been forming in the sea of distressed properties in Tallahassee will be hitting the market soon, and the competition will be far too fierce for people who are trying to pull equity from their homes. The race is on to beat them to the market.

The one thought you do not need to have is whether or not to wait until next year. A home that did not sell this year will very likely ...
