New lis pendens filings in Tallahassee rose 51% in August when compared to August 2011, and foreclosures jumped an astounding 40%. We are definitely seeing a huge increase in these distressed properties, as the lis pendens filings trend has been on the rise for eleven months now, which we are now seeing the evidence of growth in foreclosure sales.
Currently, the foreclosure sale to Lis Pendens filings ratio has dropped from an all time high 11 months ago to 45%, as we can see with the blue line in the foreclosure graph below.
Every other year, the State of Florida requires me to take 14 hours of real estate continuing education to keep my license active.
For somebody with 22 years of experience in his real estate career, the main purpose of real estate continuing education is to ensure that I am familiar with the legal and procedural changes that occur in Florida real estate.
One area that has not changed (which I monitor each year), is the concept of reciprocity (the ability of a licensee in one State to practice real estate in another State without getting an additional license). With the internet making the world such a small place, I've always wondered...
While we know there is an abundance of homes or glut in the Tallahassee housing supply, it is important to know that the real issue is not a supply-side problem anymore.

If you have recently left the real estate market with a home that did not sell, it is time for you to make a tough decision.
The wave of foreclosures that has been forming in the sea of distressed properties in Tallahassee will be hitting the market soon, and the competition will be far too fierce for people who are trying to pull equity from their homes. The race is on to beat them to the market.
The one thought you do not need to have is whether or not to wait until next year. A home that did not sell this year will very likely ...
