Housing Inventory Change Trends March 31, 2010

By closely monitoring the short term housing inventory trends in the Tallahassee housing market, we see evidence that the number of homes for sale has started to grow again, as home sellers begin to enter the spring selling season.

What this means is that over the past 30 days, more homes have entered the market than have departed. Real estate inventory levels have risen. The short term inventory trends help identify current seasonal changes, if any.


Tallahassee Monthly Lis Pendens Filings March 2010

New lis pendens filings in Tallahassee dropped 13% in March when compared to March 2009, but foreclosure sales were up. This indicates that banks are more willing to proceed on mortgage foreclosures than they have been in the past. Currently, the foreclosure sale to Lis Pendens filings ratio is at an all time high of 26%.

YTD Leon County Home Sales March 30, 2010

Leon County year to date home sales rose in February versus 2009. This was the first rise since 2005, which comes to a market much in need of some positive movement.

In the real estate graph below, we see year-to-date sales of single family detached homes (in red) and condos/townhouses (in pink). The total home sales through February just nudged out 2009 by 6 units.

Average Monthly Home Sales March 29, 2010

The average monthly sales activity in the Tallahassee real estate market seems to be finally picking up. As the real estate graph below shows though, we are just over 1/2 our normal rate of sales. The yellow line represents the normal rate of sales, using the 1990s as the baseline.

Tallahassee Mortgage Lenders Deal With Loans In Default

Tallahassee mortgage lenders are now dealing with the bevy of loans in default. For those readers who do not follow our updates on Tallahassee Foreclosures, we have been observing the rising foreclosure rate in Tallahassee for quite some time. Currently, 25% of the lis pendens that are filed result in a foreclosure sale, but this trend is rising.

In an effort to get a feel for which Tallahassee mortgage lender has the most loans in default, I looked at all the lis pendens filed from January 2008 through mid-March 2009. The following real estate graph shows where our distressed loans reside.
