By closely monitoring the short term housing inventory trends in the Tallahassee housing market, we see evidence that the number of homes for sale has started to grow again, as home sellers begin to enter the spring selling season.
What this means is that over the past 30 days, more homes have entered the market than have departed. Real estate inventory levels have risen. The short term inventory trends help identify current seasonal changes, if any.
New lis pendens filings in Tallahassee dropped 13% in March when compared to March 2009, but foreclosure sales were up. This indicates that banks are more willing to proceed on mortgage foreclosures than they have been in the past. Currently, the foreclosure sale to Lis Pendens filings ratio is at an all time high of 26%.

For those readers who do not follow our updates on Tallahassee Foreclosures, we have been observing the rising foreclosure rate in Tallahassee for quite some time. Currently, 25% of the lis pendens that are filed result in a foreclosure sale, but this trend is rising.
