New lis pendens filings in Tallahassee fell 15% in November when compared to November 2012, and foreclosures rose a whopping 316%.
The continuing decline in new lis pendens filings is exciting, and the rapid rise in foreclosures looks to be a stronger move by banks to resolve the lingering non-performing loans.
The blue line in the graph below shows that nearly 100% of all filings are ending up in foreclosure sale, indicating falling success with short sales due to the speed of approval of the banks that are still overwhelmed with non-performing loans.
This is a list of properties that received a lis pendens filing in Tallahassee, for the week ending 11/30/2013. Most of the properties on this list will eventually show up in our market as short sales or as a foreclosure sale at the Leon County Court House.

People say some of the craziest things.
I guarantee you have heard (and perhaps even uttered) one of these phrases that I have listed below.
And before we explore them one by one, I ask you to consider why the perception of value is so often clear in one case, and yet totally ambiguous in others?
Value Is In The Eye Of The Beholder
It's Black Friday today, and many people are out shopping.
I have finally compiled a single blog post that is loaded with tons of information on how to sell a house.

The sitcom ran for 168 episodes from September 17, 1965, to July 4, 1971, on CBS and was set in a German prisoner of war (POW) camp during World War II.
Most episodes served to show how "crafty" the allies were, while the Germans were always bumbling idiots.
Now you might be wondering what the heck this has to do with the Tallahassee real estate market and specifically what (NOT) to do when you plan on selling a home, so I'll let the famous words of Sergeant Schultz be our guide.
