Summerbrooke Finishes 2014 Slowly, Leaves Opportunity For Buyers

As one of the top selling neighborhoods in Northeast Tallahassee, Summerbrooke offers executive style homes like you would expect to find in a private golf course community.

The reasons why many people choose to buy a home in Summerbrooke is due to the availability of the golf course and swimming pool, as well as the lakes and walking trails.

In this report, we will look at prices, values, and sizes of homes in Summerbrooke, as well as show current listings in the Tallahassee MLS and all closed home sales going back to 2002.

Summerbrooke Home Prices

For each of the real estate graphs found below, you will find the number of closed home sales for each year (blue columns,...

Where To Buy A $200,000 To $400,000 Home

One of the more popular searches that we are seeing on our brand new Property Search Tool is for homes that are priced between $200,000 to $400,000 dollars.

While I cannot say for sure why this wide price range is so popular, I think it might have something to do with near-historically low mortgage interest rates.

You see, Tallahassee's median home price is right around $165,000, but today's interest rates allow a buyer to have the nearly double the house while keeping the monthly mortgage payment the same (as when interest rates were "normal").

That's right, low interest rates mean you can get a whole lot more house for the money, and that...

Two Neighborhoods Dominate Home Sales In The 32311 Zip Code

Southeast Tallahassee is the third most active quadrant in the Tallahassee real estate market, having posted just 16% of the home sales in 2014.

But two of the neighborhoods in the 32311 zip code rank among the top Tallahassee neighborhoods based upon home selling activity in the past year.

As we saw with our four previous reports on the 32312 zip code, the 32309 zip code, the 32308 zip code, and the ...

East Side 32317 Neighborhoods That Are Selling Homes

As the final zip code report for Northeast Tallahassee (the busiest quadrant in the Tallahassee real estate market), the 32317 zip code represents a healthy portion of the home selling activity.

As we saw with our three previous reports on the 32312 zip code, the 32309 zip code, and the 32308 zip code, the home sales are distributed across many different neighborhoods in the 32317 zip code.

Today's report covers home sales from January 1, 2014 through January 10, 2015, and shows key information for both home...

Smaller 32308 Neighborhoods Produce Big Home Sales

Our previous two posts as well as this examines Northeast Tallahassee, the busiest quadrant in the Tallahassee real estate market, having posted 52% of the home sales in 2014.

Today, we'll take a neighborhood by neighborhood look at home sales in the 32308 zip code, just as we have previously done with the 32312 zip code and the 32309 zip code.

Within this area, the neighborhoods are smaller than what we found in the previous two zip codes, but they maintain an average home sales price of $225,542 and average value of $115 per square foot.

This report covers home sales in the 32308 neighborhoods from...

Housing Inventory Has Changed (Finally)

The number of homes for sale in Tallahassee has hit an eight year low, but appears to be starting the normal seasonal rise that begins in late January or early February of most years.

2015 is shaping up to be quite different than previous years, when high inventory levels weighed the market down and discouraged value appreciation at most price points.

But supplies are back to normal levels for most price ranges, so we will be closely monitoring housing inventory levels to identify the strongest and weakest points in the Tallahassee real estate market.

Housing Inventory Change Trend

The real estate graph below contains three key trends that impact housing inventory levels...
