With the real estate market still sluggish, it should come as no great surprise to see that the average production levels of Tallahassee REALTORS is dropping. As part of our total scrutiny of the Tallahassee real estate market, we have combined some long-term measurements to see how productive the average REALTOR in Tallahassee is performing.

So, before we get into the “nitty gritty” of the measurements, ponder this question to yourself real quickly:

How many homes does the average Tallahassee REALTOR sell in a year?

Was your first thought “less than two!” If so, you are spot on.

The following real estate graph shows that the average sales person in the Tallahassee Board of REALTORS is selling fewer than two homes per year! Ouch. I suspect that equates to an annual income of less than $5K per year.

I would think that any prospective home seller who has seen this information would immediately think:

If the average REALTOR is so unproductive, do I really need one when I sell my home?

The next real estate graph measures total productivity in the MLS versus total home sales in Tallahassee. As you can see, currently 77% of the home sales are in the MLS (meaning REALTOR share is at least 77% of the market because REALTORS do not always post every sale in the MLS).

It would seem that roughly 4 out of 5 successful home sellers used a REALTOR, so how does one go about selecting the best Tallahassee REALTOR for the job? I would recommend any home owner who is thinking about selling to go visit with several full time real estate professionals and see what they do to sell a home.

From the recent NAR survey, we know that 94% of homebuyers are using the internet during their selection of their next house, so I would recommend hiring the most aggressive internet marketer in your area. Remember, all real professionals can be found on the large aggregate real estate sites, so look for the one drawing traffic to a great local real estate web site that is filled with the kind of information that home buyers want:

How can you tell who is drawing the most home buyers to their site? Go to Compete.com and put in the web addresses of the local agents that you want to compare. Don’t fall for the “I’m on REALTOR.com or CENTURY21.com or Zillow.com” comments that you will receive, look for who has the traffic locally and you find the top real estate professional in your market area. Hire the best and you will be successful in your home sale even in the toughest housing market in recorded history.
