Average Prices In The Tallahassee Real Estate Market

• The average price of a single family detached home in Tallahassee (Leon County) continues to remain right around $220,000.

• The average price of a condominium / townhouse in Tallahassee continues to hang around the $160,000 price point.

• Residential lot sales in Tallahassee have seen the largest move, now trending below $85,000 per lot. While this is a large move from the top of the lot market in March 2006 (the price trend hit $122,600), it still represents a healthy growth in the average price since 2000.

• Mobile home sales continue to see higher average prices. I believe this is one part of the market that is poised for significant growth. If the average lot in Leon County is $85,000, how is it that you can buy a mobile home and a lot for less than $60,000? It sure seems like there is some opportunity buying mobile homes in Tallahassee.
