Killearn Acres Home Sales

killearn-acres-map-tallahassee-floridaKillearn Acres has been one of the top selling Tallahassee neighborhoods ever since I started my real estate career in 1991. It features homes that are priced near the median home price range in Tallahassee and you can use its historical home sales graph as a near-identical copy of the average home appreciation in the Tallahassee real estate market.

Something interesting I found when I studied the historic home sales in Killearn Acres was that the “boom market” of escalating sales ended early for some reason.  Home sales slowed more than a year earlier here than it did in most other Tallahassee subdivisions, though prices did continue to climb until 2007.

If you look at the vertical blue bars in the real estate graph below, you will see the number of homes sold each year in Killearn Acres. The purple line represents the average home price, which at the height of the market exceeded $205,000 and has since dropped below $172K (a peak to now drop of 16%).

I believe that the number of sales slowed during the boom market in 2005 because Killearn Acres home appreciation rates were through the roof. Homes that were selling for $88 per square foot in 2003 were selling for $118 per foot in 2005 and $131 per foot by 2007! Things have since cooled down and homes are not selling around $110 per foot, which is consistent for values during the beginning of 2005.
