I think you are on to something! One more thing to add to the mix.......you still have plenty of time to see if prices are going to drop more. We now have the new government buy down program that will get your interest rates down to most anywhere you want it. Its call the first time $8,000 first time buyers credit.  Its free money...use it for closing costs, down payment, even an interest buy down. Of course this is only true if you have the extra money laying around to put into a house purchase other than the normal closing costs and down payment. There is help on the way for buyers needing the (Housing credit)  money now for down payer assistance.....with low cost financing.
