		<description>Good article and responses Joe.  I closed an American Home Mortgage Servicing short sale today.  It take them 30 to 60 days just to assign the negotiator after gettting all the documents faxed to them.  Their work load and many of the major national lenders has increased from 200 files to 500 files per negotiator.  Suntrust&#039;s Short Sale customer service reps recieved 3600 phone calls last Monday so they are definitely overwhelmed.  

I have closed some short sales with buyers getting FHA loans but they are not easy.  The FHA appraisers seem pickier than ever and if any repairs need to be done prior to closing the seller&#039;s lender and the seller are not going to do those repairs.  The buyer would have to have the repiars done before they take close.  Without realtors with short sale experience those transactions are  likely to fall apart.</description>
