This is just a quick post to encourage you to check out our market update on the Tallahassee Real Estate Web Site. Our inventory tracking data is continuing to show great signs of a turn in the amount of inventory in the Tallahassee real estate market. Read the rest of this entry
Gadsden County, Florida is located to the northwest of Leon County and has been a “bedroom” community of the Tallahassee real estate market for a long time. We have seen many great values on homes in the communities of Gadsden County, and it is quite often that Tallahassee home buyers stray a little to the north to take advantage of the land values there. While this blog normally focuses on Leon County, I was compelled by a reader to update our real estate market reports of Gadsden County. Read the rest of this entry
Today’s Blog is actually a request, from me to you, to engage in an open discussion for the betterment of all of our readers (and blogger) alike. I have always assumed that a market that has a growing population should see a growing housing market (over the long haul) and reciprocally, a market that has a receding population should see a declining housing market. They say that a picture is worth a thousand words, and if that is the case, today’s blog is going to be about 1,200 words. I have produced a graph that shows the number of Tallahassee home sales each year, sorted by type and style, that clearly demonstrates the market correction in which we are still languishing. While it is no fun to see the Leon County real estate market down 50% from the top of the market, it is nice to know that this is a natural part of the real estate sales cycle and that we will see an opposite reaction in the future. The real estate market is local in nature, yet most of the media reports tell us how the real estate market is doing nationally, or how it is doing in the state of Florida. While this blog typically focuses on the real estate market in Tallahassee, I do occasionally take a peek at the markets that surround Leon County. This blog is one of my monthly updates that is designed to recognize the impact on Leon County when one of the surrounding counties does something unique or extraordinary. Read the rest of this entry
As any of our long-term readers know, we update our Tallahassee Market Bulletin page about twice per week, showing the inventory movement in the Tallahassee real estate market. We have been looking closely at the 180 day trend on inventory flows to hopefully see it drop below the “zero” line and thus show that inventory is being reduced in Tallahassee. Well take a look at this… Read the rest of this entry
Special occasions occur in life at various times, and when they are acted upon in a timely manner, they can change our destiny. I believe now is one of those times. The “perfect storm” of economic events and global opinion has created a small window of opportunity for us regular people to take advantage of something normally only available to the financially advantaged. I’m using this weekend to catch up on a lot of the market data that we have been collecting. As the summer selling season winds to an end and the fall season begins, I wonder how the inventory in the Tallahassee real estate market is going to be affected. If I am to believe that these short term trend graphs will continue to the long-term trend graphs, then we are viewing evidence of the market turn! Read the rest of this entry
