How long should you list your home for sale with a real estate company?

How long does it take to sell a home? Does it take a year? Six months? Three months?

I get this question quite often from people who failed to sell their home with a previous company and are concerned they will be trapped again into a contract that will lock them up for another half a year.

But as you will see, it's a lot shorter than you might think.

In fact, I would argue that in most areas (including the Tallahassee real estate market), the majority of homebuyers are using the internet.

If a home is marketed with a powerful internet marketing plan, then the home will reach 95% of the buyer pool within a week of being on the market.

So the answer to how long it takes to sell a home is based purely on the depth of the buyer pool compared to available supply of homes for sale.

We call this liquidity in real estate.

Of course, it's called liquidity in any type of market where a commodity is being sold.

So how long should you list your home for sale? If a well-executed internet marketing plan can reach the majority of people who might want to buy your home within a few days, shouldn't a month be all that is needed at most?

If a home is properly priced and aggressively marketed, and if there are ample buyers in your price range (in Tallahassee, this would be homes below $400,000), then you should be under contract within a few weeks at most.

Gone are the days where "real estate market time" is a factor. This is a bogus statistic any longer in real estate (you can read why market time in real estate is a myth), you will sell your home when you do the right things. Period.

In the old days, it took several weeks or even months to expose a home to the full buyer pool. We might need to be in a magazine that wouldn't be published for several more weeks. We had to take pictures and get them developed. We had to prepare collateral material (flyers, handouts, etc.) that needed to be printed and set-up for delivery.

But not today. I can reach 95% of the potential buyers for your home in 4 to 14 days, and that is when I expect to sell your home.
