While the Tallahassee Real Estate Blog focuses on many things, the actual data and tracking that we do here primarily consists of the home sales in Leon County, Florida. Today however, we will take a look at the four counties nearest the Tallahassee real estate market as they co-exist in the Tallahassee MLS and often factor into the real estate market activity reports.
When we pull a complete Multiple Listing Report on home inventories, the months of supply are staggering at over 21 months of supply of homes for sale! If you read our blog regarding the updated Leon County Home Inventory Report from a few days ago, then you know that we have over 15 months of supply of homes on the market in Leon County. But what about the other counties in the Tallahassee MLS?

In the real estate graph below, the red line represents all homes for sale in the Tallahassee MLS, the green line represents all homes sold in the past 12 months, and the purple line records the total months of supply of homes on the market. Currently, this number is at a high of 21.4 months of supply.

If you would like to download a Four County Home Inventory Report, you can. The details are extracted below. When we look at the summary report on the right, there is very little good news. While Tallahassee is in a bad over-supply situation, the four surrounding counties are doing even worse.
Franklin County, according to current rates of sales, has over 4 years supply of homes for sale in the Tallahassee MLS! This is not good and obviously much more time is going to be needed to help work through all of that inventory.
