In our ongoing effort to bring more information to people interested in building a home, today we explore the concept of custom home design build.
The traditional approach to building a home consists of the selection of a designer to create the plan for the home, and then the selection of a contractor to actually carry out the construction project. Often times people have a set of plans that they like, and then they start the search for the contractor for the home building process.
The custom home design build process merges those two responsibilities into one professional. The builder coordinates both the design and the build. The relationship between the customer and the builder is more in line with the "master builder" approach, and proponents say it creates a stronger builder-customer relationship.
Choosing A Custom Home Design Build Firm
I sat down with Masoud Karimipour, owner of Persica Design & Construction Company in Tallahassee. He is not a high volume builder, rather he specializes in custom home design build and offers his clients a complete solution from planning through construction.
Masoud has been a home builder in Tallahassee since 1991 (the same year I entered the real estate industry). His experience really shows when you speak with him.
Me: Masoud, please share some thoughts on housing market conditions and how it has affected your approach to business.
Masoud Karimipour: "There are not too many builders in Tallahassee taking too many risks ... and they don't need to! I like to watch the market and respond to the changing demand. I specialize in more of a design build, I'm not a high volume builder. I work with local designers and take more of a hands-on approach with my customers."
Me: Tell me what you are seeing with the new customers that you are meeting in the market.
Masoud Karimipour: "Most customers are scared to build, they've been told it's a scary process, but this is simply not true. You must establish a relationship with a builder that you can trust."
Me: Well, that's the key isn't it, finding the "right builder." What should somebody (wanting to build a house in Tallahassee) do to ensure they have the right builder?
Masoud Karimipour: "There are different means and methods you can use to check up on a builder. At a minimum, you could contact DBPR to find out about their license status, and you can check with the Tallahassee Builders Association to see if they are members. Additionally, you can ask around the Tallahassee neighborhoods where they have built to see what their past customers think."
Me: OK, that makes sense. If consumers do their due-diligence, they can choose a trustworthy builder and enjoy the whole building process. Thank you Masoud.
Needless to say, I trust Masoud, and his performance as a builder in Tallahassee has been exceptional. The fact that he has weathered the market, in good times, bad times, and even during the bust, makes him somebody you should speak with when interviewing contractors for the job of building your custom home.
