The real estate market is local in nature, yet most of the media reports tell us how the real estate market is doing nationally, or how it is doing in the state of Florida. While this blog typically focuses on the real estate market in Tallahassee, I do occasionally take a peek at the markets that surround Leon County. This blog is one of my monthly updates that is designed to recognize the impact on Leon County when one of the surrounding counties does something unique or extraordinary. We have been looking closely at the 180 day trend on inventory flows to hopefully see it drop below the “zero” line and thus show that inventory is being reduced in Tallahassee. Just a quick post for today as I’m preparing for a pounding for Tropical Storm (Hurricane?) Fay.  The storm is supposed to hit us around 3:00 a.m. Eastern Time, so I’m getting this done just ahead of time in case we lose power.

I’ve just received the market data for the month of July and I’m still in the process of deciphering all of it. This quick little average price trend graph is rather interesting, especially if you own a home in one of the counties surrounding Leon County. Read the rest of this entry

It’s time for another update of our housing inventory in the Tallahassee Board of Realtors Multiple Listing Service (MLS) which covers homes in Leon County, Wakulla County, Gadsden County, Jefferson County, Franklin County and a category referred to as “Other Counties.” Read the rest of this entry

Readers asked for it, and Century 21 First Realty is delivering the goods. I have received numerous requests to give reports on the surrounding counties that are included in the Tallahassee real estate market.

Lot prices in the four-county area of the Tallahassee real estate market have risen quite a bit. The blue line (Jefferson County) is off the chart due to a very expensive land deal in January of 2008. The trend line for Jefferson County will normalize once January 2009 is posted.

Jefferson County seems to have the least amount of activity going on in the Tallahassee real estate market. The following chart shows the average price trend of Jefferson County homes, lots, condos, townhouses and mobile homes.

Gadsden County seems to have slowed down with the rest of the Tallahassee real estate market. The following chart shows the average price trend of Gadsden County homes, lots, condos, townhouses and mobile homes.

Leon County has been reported about heavily in this blog. I just enclosed a graph for comparative purposes.

Wakulla County has slowed down as well. The following chart shows the average price trend of Wakulla County homes, lots, condos, townhouses and mobile homes.
