Four County Update - Tallahassee Real Estate Market

6 Comments | Leave A Comment

The real estate market is local in nature, yet most of the media reports tell us how the real estate market is doing nationally, or how it is doing in the state of Florida. While this blog typically focuses on the real estate market in Tallahassee, I do occasionally take a peek at the markets that surround Leon County. This blog is one of my monthly updates that is designed to recognize the impact on Leon County when one of the surrounding counties does something unique or extraordinary. As any of our long-term readers know, we update our Tallahassee Market Bulletin page about twice per week, showing the inventory movement in the Tallahassee real estate market. We have been looking closely at the 180 day trend on inventory flows to hopefully see it drop below the “zero” line and thus show that inventory is being reduced in Tallahassee. Well take a look at this… Read the rest of this entry

Even Tropical Storm Fay Can’t Stop The Tallahassee Real Estate Blog

Just a quick post for today as I’m preparing for a pounding for Tropical Storm (Hurricane?) Fay.  The storm is supposed to hit us around 3:00 a.m. Eastern Time, so I’m getting this done just ahead of time in case we lose power.

I’ve just received the market data for the month of July and I’m still in the process of deciphering all of it. This quick little average price trend graph is rather interesting, especially if you own a home in one of the counties surrounding Leon County. Read the rest of this entry

Brand-Spanking New Housing Inventory Report

The key to determining how much a home is worth is being able to put yourself in the buyers’ shoes and look at what their options are. If there is a scarcity of homes, you can press for a higher price for your home. If there is an abundance of homes for sale, you need to price yourself below your competition. So, what if you had a handy one-page report that would help you decide? Read the rest of this entry

You Don’t Have To Be A Rocket Scientist To Anticipate Real Estate Market Changes

People rely on opinion columns far too often when assessing the future of the real estate market. Much like the stock market, people tend to believe what they read and just follow the herd. But there is any easy way to figure out the current direction of the real estate market and you don’t have to work for NASA to understand it. Read the rest of this entry

Finding The Market Turn

6 Comments | Leave A Comment

I’m using this weekend to catch up on a lot of the market data that we have been collecting. As the summer selling season winds to an end and the fall season begins, I wonder how the inventory in the Tallahassee real estate market is going to be affected. If I am to believe that these short term trend graphs will continue to the long-term trend graphs, then we are viewing evidence of the market turn! Read the rest of this entry

Tallahassee Real Estate - Market Graphs Updated

Be the first to comment on this post

Tallahassee Housing Reports June 2008Once a month, I receive my data for all the recorded sales in Leon County. This complete data set is roughly 50% larger than the sales data from the Tallahassee Board of Realtors Multiple Listing Service (MLS), and thus it gives us a better perspective of the entire Tallahassee real estate market than just the MLS reports.

Fortunately, you can visit our Tallahassee Market Bulletin more than just once per month, as we update the information there at least twice per week. The Tallahassee Market Bulletin can be viewed any time and is located at http://www.manausa.com/market.php. Also, you might have noticed the three buttons that are in the footer of each blog post. You can access market reports directly by clicking any or all of these buttons.

The Tallahassee Real Estate Market Report for June has been posted, please stop by and don’t forget to give us feedback so that we can continue improving upon the reports.
