		<description>Pricing is a big part of selling your home - totally agree with you on this one - it&#039;s something to get right at the beginning to avoid &quot;chasing the market&quot;. But it&#039;s not the only element involved in marketing a home.

I also think that it&#039;s important to actually sell your house to SOMEONE, not just ANYONE!! In other words, if the house is perfect for a family, pitch the benefits of it being a great family home. If it&#039;s perfect for an investor, give the numbers and show why it&#039;s perfect. Then, back up this appeal to the emotions of that buyer type with some pictures that show the features. It&#039;s marketing 101 (know your prospect!), but I have seen an awful lot of listings that just use the same old boiler plate statements like &quot;Newly renovated home on a quiet street&quot;. In a slow market we have to be better marketers than that.</description>
